Does MVHR Help With Condensation and Damp?

Yes, and for condensation damp in particular it is one of the most effective things you can fit. Mechanical ventilation with heat recovery removes moist air continuously, at the moment the moisture is produced, and replaces it with drier air that has already been warmed. Keep the humidity down and the condensation that feeds black mould around windows and in corners largely stops happening.

The honest qualification matters just as much. MVHR deals with condensation, which is the commonest form of damp in British homes by a wide margin. It does nothing whatever about rising damp, penetrating damp or a leak, and it will underperform in a house too leaky to control. Anyone selling it as a cure for damp in general is overselling it, and the difference is easy to establish before you spend anything.

Why condensation forms in the first place

Warm air holds more water vapour than cold air. When warm moist air touches a surface cold enough to bring it below its dew point, the vapour turns back into liquid and you get water on the glass, damp in the corner behind the wardrobe, and eventually mould.

The moisture is coming from ordinary life. Cooking, showering, washing up and simply breathing all put water into the air, and drying a load of laundry indoors releases several litres of it over a few hours. In a modern airtight home with nowhere for that vapour to go, humidity climbs through the evening and stays up overnight, which is exactly when surfaces are coldest.

Two things therefore drive condensation. How much moisture is in the air, and how cold the surfaces are. Effective ventilation works on the first. Insulation and steady heating work on the second. MVHR is unusual in that it helps with both, because the air it brings in has been warmed by the air going out.

How MVHR breaks the cycle

An MVHR system extracts continuously from the rooms where moisture is made, being the kitchen, bathrooms and utility, and supplies fresh air to bedrooms and living rooms. The two streams pass through a heat exchanger where the outgoing air gives up most of its warmth to the incoming air without the two ever mixing.

The important word is continuously. The system runs at a low background rate all the time, boosting when a shower or a hob raises humidity, so moisture leaves the house as it appears rather than accumulating until somebody notices a window streaming.

Because the incoming air is pre-warmed, the system does not chill the rooms it ventilates. That matters more than it sounds, since the usual reason people stop ventilating properly in winter is that it makes the house cold, which is the same reason heat recovery affects running costs rather than just air quality.

Why airing the house is not the same thing

The standard advice for condensation is to open windows and use extractor fans. Both help. Neither does what continuous ventilation does.

In our experience, continuous low rate extraction works better than airing a house by opening windows, because moisture is being generated around the clock while a window is open for perhaps twenty minutes, and every burst of airing throws the warmth out along with the vapour, so the wall surfaces stay cold and the next condensation cycle begins sooner.

An intermittent extractor fan has a related problem. It only runs when somebody remembers, it usually stops shortly after the light goes off, and it removes a large volume of heated air in a short burst. It is far better than nothing in a bathroom, and it is what the majority of homes have, but it is a reactive tool for a continuous problem.

What MVHR will not fix

This is the part worth reading before spending money, because ventilation is regularly sold as a solution to damp that ventilation cannot solve.

Rising damp comes up through the structure where a damp proof course has failed or was never there. Penetrating damp comes in through the fabric, from defective pointing, a blocked gutter, a cracked render or a failed roof detail. Both leave moisture in the wall itself, and no amount of air movement addresses either. If you have a tide mark low on a wall or a stain that worsens after rain, that is a building fault and it wants a builder, not a ventilation system.

Cold bridging is the other one. Where a lintel, a window reveal or a wall to floor junction conducts heat straight out, that patch of surface sits colder than everything around it and will attract condensation even at sensible humidity. Ventilation reduces the risk but cannot eliminate a cold spot.

And MVHR needs a reasonably airtight building to work as intended. In a draughty house the supply and extract air takes shortcuts through gaps rather than following the designed path, the heat exchanger sees less of the outgoing air, and the whole thing underdelivers. That is why the honest answer for many older properties is that improving airtightness comes first, or that a simpler continuous system is the better fit.

The humidity worth aiming for

As a working guide, relative humidity sustained above roughly 65 to 70% is where trouble starts in a home. Mould does not need standing water, only a surface that stays damp enough for long enough. At very high surface humidity it can establish within a couple of days, while at moderate levels it may take weeks, and below about 75% at the surface it stays dormant.

This is why a cheap hygrometer is a genuinely useful purchase before you commit to anything. Put one in the worst room, leave it a fortnight and look at what happens overnight rather than at lunchtime. If the humidity is climbing every evening and staying up, that is a ventilation problem and MVHR addresses it directly. If it is unremarkable and you still have damp, the cause is in the fabric and ventilation is the wrong purchase.

Why this bites hard across Lincolnshire

Several things stack up here in a way they do not everywhere.

The county has a lot of older solid walled property in its villages and market towns. No cavity means colder internal surfaces, and colder surfaces mean condensation at humidity levels a modern house would shrug off. A great many of those homes are also off the gas grid and heated by oil, LPG or electricity, which tends to mean heating in bursts rather than steadily. Intermittent heating is a strong condensation driver, because the structure never really warms through and the surfaces are cold again within hours.

On the coast there is an additional factor in the holiday stock. Properties around Skegness and Mablethorpe that stand closed and unheated from October to Easter are a textbook recipe, since nobody is there to open a window and nothing is warm. Owners very often come back in spring to mould on north facing walls, which is a ventilation failure rather than a building failure.

The dry weather does not rescue any of this. Eastern England is one of the driest parts of the country, with much of it seeing under 700mm of rain a year, but outdoor rainfall has almost nothing to do with the water your household puts into its own air.

What we would look at first

We would rather establish what kind of damp you actually have than sell you a system. That means looking at where the marks are, whether they track the weather, whether the affected surfaces are cold spots, and what the humidity does overnight.

If it is condensation, the next question is what the building can support, since how heat recovery ventilation works depends on being able to run ductwork sensibly and on the property being tight enough for it to be worth doing. If it is not condensation, we will say so, and the money is better spent elsewhere. Ventilation in homes sits under Approved Document F of the Building Regulations, and any system fitted has to be commissioned properly against it, which is a large part of what separates a good installer from a cheap quote.
