So, What Is MVHR and How Does It Work?
MVHR stands for Mechanical Ventilation with Heat Recovery. It is a whole-house ventilation system that continuously removes stale, damp air from your home and replaces it with a steady supply of fresh, filtered air drawn in from outside. The clever part is that it captures most of the warmth from the air it throws out and uses it to heat the incoming air, so your home stays properly ventilated without losing the heat you have paid for in the process.
In simple terms, an MVHR unit runs two gentle air streams at the same time. One pulls moist, stale air out of the rooms that produce the most moisture and odour, such as the kitchen, bathrooms and utility room. The other delivers fresh air into your living spaces and bedrooms. These two streams meet inside a heat exchanger at the centre of the unit, where heat passes from the outgoing air into the incoming air without the two ever actually mixing. The result is a constant supply of fresh air, far less heat loss, and a home that stays comfortable and free of the condensation and stuffiness that poor ventilation tends to cause. Below we explain how the system works in more detail, what it includes, where it makes sense, and how to look after it.
Why modern homes need proper ventilation
Older houses were often ventilated by accident. Gaps around windows, suspended floors and chimneys let air leak in and out constantly, which was wasteful for heating but did keep the air moving. Modern homes are built very differently. High levels of insulation and airtightness keep heat in beautifully, but they also seal the property up, and that trapped air has to go somewhere. Without a designed way to ventilate, moisture from cooking, washing and simply breathing builds up, along with pollutants from cleaning products, furnishings and the outside environment.
What we see most often in newer, well-sealed homes is condensation forming on windows, lingering cooking smells and a general sense of stuffiness, all of which are signs that damp air and pollutants have nowhere to escape to. Left unchecked, that moisture leads to mould and damage to the building over time. This is exactly why the Building Regulations require every new home to have an adequate means of ventilation, set out in Approved Document F. MVHR is one of the recognised ways of meeting that requirement while holding on to your heat rather than venting it straight outside.
How MVHR works in more detail
The heart of the system is a single central unit, usually sited in a loft, plant room or utility cupboard. From there, a network of ducts runs to the different rooms in the property. One set of ducts carries stale air away from the wet rooms, and another set delivers fresh air to the dry, habitable rooms. Two quiet fans keep both streams moving continuously at a low rate in the background.
The part that sets MVHR apart from ordinary ventilation is the heat exchanger. As the warm, stale air is drawn out of the house, it passes through this exchanger at the same time as the cold, fresh air coming in. Heat transfers from one stream to the other across the walls of the exchanger, so the incoming air arrives pre-warmed, but the two air streams stay completely separate. That means no smells, no moisture and no pollutants are carried back into the house. A good heat exchanger can recover as much as 90 per cent of the warmth from the air being removed, although the exact figure depends on the unit fitted.
Incoming air is also passed through filters, which trap pollen, dust and traffic pollution before the air reaches your rooms. Most systems include a summer bypass too, which steps around the heat exchanger on warm evenings when you would rather bring cooler air in than recover heat. Finally, the airflow to and from each room has to be balanced and tested when the system is commissioned, so that every space gets the right amount of air. Getting this commissioning right is what separates a system that performs from one that disappoints, and it is a requirement under the regulations rather than an optional extra.
The benefits of MVHR
The headline benefit is a continuous supply of clean, fresh air throughout the whole home, which makes for a noticeably healthier and more comfortable place to live. Because the heat is recovered rather than lost, you also keep your warmth indoors, which reduces the heat lost through ventilation and supports lower heating bills in a well-insulated property.
Beyond comfort and running costs, MVHR tackles the problems that come with sealed modern homes head on. It greatly reduces condensation, damp and the mould that follows them, because moist air is removed before it can settle on cold surfaces. The filtered air supply is a genuine help for anyone in the household who suffers with hay fever or allergies, since much of the pollen and pollution is taken out before the air enters the rooms. All of this happens quietly and automatically in the background, with no windows to remember to open and no extractor fans roaring away.
How MVHR compares with extractor fans and trickle vents
The traditional approach to ventilation is intermittent extractor fans in the kitchen and bathroom, trickle vents in the window frames, and opening a window when a room feels stuffy. This works after a fashion, but it removes damp air only in bursts, it does nothing to recover heat, and every time a fan runs or a window opens, your warm air goes straight outside.
In our experience, a properly designed MVHR system works better than relying on extractor fans and trickle vents in an airtight home because it ventilates the whole property continuously and recovers the heat from the air it removes, rather than extracting moisture in short bursts and letting your warmth escape with it. There is also a halfway option called mechanical extract ventilation, or MEV, which runs continuous extraction but supplies no fresh air and recovers no heat. MEV has its place in some properties, but where a home is well sealed and you want both fresh air and heat retention, MVHR is the more complete solution.
Is MVHR right for your home?
MVHR performs at its best in airtight, well-insulated homes, which is why it is so commonly specified in new builds, eco homes and deep renovations. The homes where we are most often asked about it are exactly these, the airtight new builds and eco homes where keeping heat in and air fresh both matter. In a leaky older property, a lot of air bypasses the system through gaps in the building, so you never see the full benefit unless the airtightness is improved first.
For a new build, MVHR is often the natural choice because it helps satisfy both the ventilation and the energy efficiency requirements at once. Retrofitting it into an existing home is certainly possible, but it does need space to route the ducting, so it is far easier to fit during a major renovation than as a standalone job. We would always rather assess a property honestly than fit a system that is not suited to it. In a draughtier home that is not going to be sealed up, simpler continuous extraction or improved standard ventilation can sometimes be the more sensible and cost-effective route, and we will say so.
Living with an MVHR system
An MVHR system is designed to run quietly in the background all year round, using only a modest amount of power to keep the fans turning. The main upkeep is straightforward. The filters need cleaning or replacing periodically, typically somewhere between every six and twelve months depending on the unit and how dusty the local environment is, and the ducts and unit benefit from an occasional check. Keeping on top of the filters is what keeps the air quality high and the system running efficiently, so it is worth putting a reminder in the calendar.
